    What is your build time?

    Our typical build time varies based on the home plan, weather conditions, and material availability. On average, our homes take 4 to 5 months to complete from the time construction begins. We make it our mission to be transparent and communicative throughout the entire process—so you can rest assured knowing your Sales Representative will keep you informed throughout the process with regular updates.

    Do you have preferred lenders, and what are the benefits of using them?

    Yes! We partner with trusted mortgage professionals who specialize in financing new construction homes. Our preferred lenders offer competitive rates, lower fees, and exceptional service. They understand the local market and our building process, helping to ensure smooth, on-time closings. While you're not required to use them, we highly recommend working with our trusted lending partners for a streamlined, stress-free experience.

    How much is the deposit?

    We require a flat deposit amount across all of our communities, regardless of the home plan you choose. For specific deposit details, please reach out to your Sales Representative.

    Can I make selections?

    Absolutely! Personalization is one of the biggest benefits of building a new home with Legacy New Homes. When you choose one of our new homes in North Mississippi, you’ll have the opportunity to choose from a wide range of design options—including flooring, cabinetry, countertops and more—to create a home that reflects your style.

    What do I need to do to qualify?

    Qualifying for a new home purchase begins with securing financing. We recommend getting pre-approved through one of our preferred lenders, who will assess your credit score, income, and financial situation to determine the best loan options for you.

    Can you build your plan on my personal land?

    At this time, we only build homes within our designated communities and do not offer build-on-your-lot services.

    What changes can I make to your floor plans?

    Our floor plans are thoughtfully designed with efficiency and structural integrity in mind. While we do not allow major modifications, we offer a variety of design options and finishes to help you personalize your home to fit your style and needs.

    Can I purchase just a lot from you?

    No, we do not sell lots separately. Our lots are exclusively available for buyers who choose to build with Legacy New Homes.

    Why are some floor plans built in one community but not others?

    Each of our communities are designed with a specific vision, taking into account lot sizes, zoning regulations, and architectural consistency. While some of our floor plans are available across multiple communities, others are exclusive to certain neighborhoods to maintain the unique character of each area.

    Can I make changes during the building process, or do all decisions need to be finalized before construction begins?

    To keep construction on schedule, design selections and structural options must be finalized before building begins. Structural options need to be completed at the time of contract, and all Design Center selections must be finalized prior to the home starting. Once construction begins, changes are not permitted. Your Sales Representative will discuss any deadlines and flexibility regarding certain selections to ensure a smooth building process.

    What kind of home warranty do you offer?

    Your peace of mind matters to us. That’s why we offer a One-Year Builder Warranty and a Maverick 2-10 Home Warranty for added protection. While we build with quality in mind, we understand that normal wear and use can lead to occasional issues. If something isn’t performing as it should, we’ll make the necessary corrections within our warranty guidelines. We also provide a detailed Homeowner’s Manual with maintenance tips and warranty details. Even after your one-year warranty ends, we remain a trusted resource, always happy to offer guidance and support.
